An RICS Level 2 Home Report is a visual inspection that assesses the overall condition of a property and identifies existing defects, potential issues, and recommended repairs. The survey should help you as the buyer decide whether to proceed with a purchase.
A level 2 survey is suited to properties that are in a reasonable condition, that are built in a traditional way with materials like brick, stone, or concrete and are typically less than 100 years old.
Level 2 are popular because they provide peace of mind by identifying any problem without the need for invasive inspection methods. This survey was previously known as a 'Homebuyer Survey'.

A Level 2 Survey provides an understanding of the current condition of a property identifying any issues that could lead to expensive building work. A Level 2 Home Survey is not a legal requirement but will help you to make a decision about buying a property and could also help negotiate the final purchase price.
A Level 2 Survey also highlights matters which should be directed to your Legal advisers such as compliance for extensions/alteration works or access/ maintenance issues.
A Level 2 Home Survey usually takes 2-4 hours to carry out. It is advisable to book the survey once they your purchase offer has been accepted to avoid delays in the house-buying process.
