We have been successfully running our business for over 15 years and many of our partners and staff have been working in the local Wellingborough market from as early as the mid 1970s. At Harwoods we take every effort when we create your Property Details to present your home in the best possible way and we will take a selection of good quality, full colour photographs that will capture specific features of the property.
These will be incorporated into the finished brochure together with a set of floor plans that will allow prospective buyers to understand the layout of the property more easily.

High Profile Newspaper Advertising

Whilst a significant number of potential buyers now use the Internet to search for their new home, traditional newspaper advertising is still vital in ensuring that your property receives maximum exposure to the local market.
Our weekly property advertising appears in the Wednesday edition of the Evening Telegraph newspaper, that covers the whole of the East-Northamptonshire area, with a circulation of around 27,000 readers.

Internet Marketing

Instruct Harwoods and your property will be advertised on this website which we update several times each day. This site is designed to show the features of your property in a user-friendly way and includes useful features such as a full selection of colour photographs, floor plan layouts, location maps, room sized etc.
We will also promote your home on a number of additional property portals, the best-known being Rightmove. By advertising your property on Rightmove, Harwoods are able to show your home to the widest possible target market with a staggering 18 million visits from home-hunters to that site each month.
We will also ensure that your listing includes a floor plan, full selection of extra pictures and the ability to down-load a full set of sales details.
With modern technology we can also email full property details of your property to all potential home-buyers that are registered on our computerised mailing lists.

Home Information Pack
Home Information Packs (often referred to as Hips) have recently been introduced by the Government in an attempt to streamline the process of buying and selling property.
Since mid December of 2007 anyone selling a residential property will need to have a pack ordered before the property can be placed on the market.
The Home Information Pack can contain a number of documents that relate to the property, some of which are compulsory and others that are voluntary. The compulsory components of the pack include various legal searches, documents showing the legal title and an Energy Performance Certificate (commonly abbreviated to an EPC).
An Energy Performance Certificate is a document that show buyers and sellers how energy efficient a home is, using A to G ratings, similar to those found on domestic appliances. The certificate is designed to highlight, for each individual property, any improvements that can be made to cut heating and lighting bills etc, thus cutting carbon emissions. The certificate is prepared by either a Domestic Energy Assessor or Home Inspector, either of which will have been trained and licensed under a government accreditation scheme.
The cost of obtaining a basic Home Information Pack on a typical Freehold property with registered title is currently in the region of £299 plus VAT. Sellers of leasehold or properties with unregistered titles will pay slightly more.
If you decide that you would like Harwoods to market your property then we will be happy to organise the preparation of the pack on your behalf. Whilst the cost of obtaining a HIP falls to the seller, we can offer a variety of payment terms that we would be happy to explain upon request.
In order to offer our clients the very best level of service, we have a fully qualified and licensed Home Inspector, Mark Brookes as part of our team. Mark will come out to your property to undertake the energy assessment and so any delays will be kept to a minimum.
