Tenant Charges and Fees Expand/Collapse
  1. Our initial Referencing/Administration fee is £160.00 including VAT for the first adult plus £40.00 including VAT for each additional adults.
  2. Rent payments received late will be charges at 4% above the Bank of England base rate.
  3. Tenants will be responsible for any bank charges incurred by the Landlord or Harwoods in relation to cheques or standing orders for the payment of rent not being honoured.

Harwoods Fully Managed Service

  1. The initial Letting Fee will be charged at £270 including VAT.
  2. Payment is due in full at the start of the Tenancy. Fees will be deducted from the initial Rent received from the Tenant at the commencement of the Tenancy. If the letting fee is more than the initial Rent the balance must be paid to us at the commencement of the Tenancy. The Tenancy Agreement will be retained until any outstanding fees and expenses have been paid to us.
  3. If our fees are not paid within 30 days of the commencement of the Tenancy, interest shall accrue on a day to day basis on the sum due at the rate of 4% above the base rate of the Bank of England.
  4. Our management commission is calculated at 10% + VAT of the gross Rent, premium or other money payable throughout the initial fixed Term and any extension of it whether fixed Term or periodic when we are instructed to act on your behalf.
  5. The Management Commission will be deducted from the Rent payment being monthly or quarterly.
  6. The fee for arranging the renewal of an existing tenancy will be charged at £54 incl VAT.

Costs of Additional Services

  1. Consultancy is offered on request and will be charged for at the rate of £180 inc VAT per hour, plus travelling. This Service includes additional visits to a Property if we are managing, serving a Notice under Section 13 of the Housing Act 1988, waiting time at a Property, having extra sets of keys cut, arranging cleaning prior to the start of a Tenancy, arranging safety checks, arranging installation of smoke alarms or carbon monoxide alarms or obtaining consent from a lender or a Superior Landlord.
  2. Checking and making any alterations requested by your solicitor to our standard Tenancy Agreement: £180 inc VAT per hour or part of an hour.
  3. Visits during a void period using our caretaking service will be £60 inc VAT for one visit each week during office hours.
  4. Instructing contractors during a void period or if we are not managing the Premises will incur an administration fee of £42 inc VAT payable in advance together with the cost of the contractor. This Service is only offered provided we have written instructions from the Landlord and hold sufficient cleared funds to cover the cost of the work plus our fees.
  5. A supervisory fee of 10% plus VAT of the total cost of any work in excess of £1,500 is charged for supervising the work.
  6. Supervise the partial or total refurbishment of the Property for a fee of 10% of the total cost of the work plus VAT but subject to a minimum fee of £300 inc VAT.
  7. If the Landlord are not resident in the UK we will charge an administration fee of £30 inc VAT each quarter for tax retention and completion of the documentation required by the Centre for Non Residents.
  8. Preparation of documentation for County Court proceedings or TDS adjudication will be £90 inc VAT and attendance at court or any tribunal on your behalf will be charged at £180 inc VAT per hour.
  9. Duplicate statements can be provided to you or your accountant for a fee of £3.00 inc VAT per statement or £24.00 inc VAT for all the statements covering a tax year.
  10. The cost of advertisements in specialist publications, preparation of brochures detailing the particulars of the Premises including photographs (where applicable) will be subject to an additional charge. Full details will be provided on request.
  11. Overseas phone calls and faxes which will be charged at the current BT rate + VAT

Harwoods Find Tenant Only Service

  1. Our commission is calculated as a fixed amount of £450 including VAT payable at the start of the initial fixed Term when we are instructed to act on your behalf.
  2. Payment is due in full at the start of the Tenancy. Fees will be deducted from the initial Rent received from the Tenant at the commencement of the Tenancy. If the letting fee is more than the initial Rent the balance must be paid to us at the commencement of the Tenancy. The Tenancy Agreement will be retained until any outstanding fees and expenses have been paid to us.
  3. If our fees are not paid within 30 days of the commencement of the Tenancy, interest shall accrue on a day to day basis on the sum due at the rate of 4% above the base rate of the Bank of England.

    Unfurnished/Part Furnished Property: £90 including VAT
    Furnished Property: £180 including VAT
  3. Checking and making any alterations requested by your solicitor to our standard Tenancy Agreement: £180 including VAT per hour or part of an hour.
  4. Service of Notices to terminate a Tenancy when we are not managing the Property will be subject to an administration fee of £60 including VAT.
  5. Renewal of an existing Tenancy Agreement: £90 including VAT.
  6. Providing an Energy Performance Certificate: £102 including VAT.
  7. Visits during a void period using our caretaking service will be £60 including VAT for one visit each week during office hours.
  8. Instructing contractors if we are not managing the Premises will incur an administration fee of £42 including VAT payable in advance together with the cost of the contractor. This Service is only offered provided we have written instructions from the Landlord and hold sufficient cleared funds to cover the cost of the work plus our fees.
  9. A supervisory fee of 10.0% of the total cost of any work in excess of £1,500 is charged for supervising the work.
  10. Supervise the partial or total refurbishment of the Property for a fee of 10% of the total cost of the work but subject to a minimum fee of £300 including VAT.
